Real Estate Transactions
Whether you’re a first-time homebuyer exempt from the Peconic Bay Transfer Tax, an investor selling a rental property, or recouping the equity in your million dollar home by downsizing, I will ensure you get through closing smoothly with your interests protected.
Key Life Documents: Wills, Health Care Proxies, Powers of Attorney
Having a will enables you to control what happens to your property when you die. That can be important to many people, as the default rules under New York State law may not align with their wishes. I do wills for people of ordinary means; those with sufficient assets to pay estate tax need an attorney with a different skill set.
A health care proxy empowers someone you trust to make decisions for you when you can’t. As accidents can happen at any time, health care proxies are good documents to have.
Powers of attorney are important to have in place for senior citizens before their capacity declines and the powers are needed. Once a power of attorney is needed, the person is too impaired to sign one.
